Triple Decker Retrofit Pilot

The Triple Decker Retrofit Pilot is a MassCEC pilot that will offer technical support, incremental financial incentives, and performance monitoring to implement high-efficiency, all-electric retrofits of triple deckers. The Triple Decker Retrofit Pilot will build upon the lessons learned from the Triple Decker Design Challenge to demonstrate cost-effective strategies for decarbonizing small multi-family buildings.

The pilot aims to establish real-world examples of all-electric building retrofits and surface additional lessons learned, which will help inform efforts to rapidly scale all-electric retrofits in the coming years.

Opportunities Under the Program

The Triple Decker Retrofit Pilot will be separated into two tracks: one for market rate triple decker owners and one for affordable housing triple decker owners.

Affordable Housing Triple Deckers:

  • MassCEC is working with New Ecology, Inc. to:
    • Assist with program design and participant recruitment
    • Conduct assessments of existing building conditions
    • Provide technical support for building retrofits
    • Test and analyze the efficacy of recommended weatherization approaches
    • Conduct performance monitoring
  • Now open! Affordable housing owners can apply for all-electric affordable housing triple decker incentives.

Market Rate Triple Deckers:

  • MassCEC has selected Abode to be the technical consultant supporting the market rate triple deckers (in coordination with Decarbonization Pathways). As the pilot's technical consultant, Abode will:
    • Conduct assessments of existing building conditions
    • Provide technical support
    • Test and analyze efficacy of recommended weatherization approaches
    • Conduct performance monitoring
  • Coming soon: Market rate triple decker owners can apply for all-electric affordable housing triple decker incentives
    • Incentives for retrofitting existing units
    • Incentive for adding an additional all-electric unit
    • Application for owners expected to launch in Summer 2022. Applications will be considered on a rolling basis.
