Triple Decker Retrofit Pilot
The Triple Decker Retrofit Pilot is a MassCEC pilot that will offer technical support, incremental financial incentives, and performance monitoring to implement high-efficiency, all-electric retrofits of triple deckers. The Triple Decker Retrofit Pilot will build upon the lessons learned from the Triple Decker Design Challenge to demonstrate cost-effective strategies for decarbonizing small multi-family buildings.
The pilot aims to establish real-world examples of all-electric building retrofits and surface additional lessons learned, which will help inform efforts to rapidly scale all-electric retrofits in the coming years.
Opportunities Under the Program
The Triple Decker Retrofit Pilot will be separated into two tracks: one for market rate triple decker owners and one for affordable housing triple decker owners.
Affordable Housing Triple Deckers:

MassCEC is working with New Ecology, Inc. to:
- Assist with program design and participant recruitment
- Conduct assessments of existing building conditions
- Provide technical support for building retrofits
- Test and analyze the efficacy of recommended weatherization approaches
- Conduct performance monitoring

Now open! Affordable housing owners can apply for all-electric affordable housing triple decker incentives.
- MassCEC hosted an informational webinar for the Affordable Housing track on Wednesday, February 9th, 2022. Watch the recording here and access the presentation slides here.
- Incentives available for retrofitting existing units and adding an additional all-electric unit.
- Applications will be considered on a rolling basis. The first review deadline was 3/4/22. The second review deadline will be 6/4/22.

Market Rate Triple Deckers:

MassCEC has selected Abode to be the technical consultant supporting the market rate triple deckers (in coordination with Decarbonization Pathways). As the pilot's technical consultant, Abode will:
- Conduct assessments of existing building conditions
- Provide technical support
- Test and analyze efficacy of recommended weatherization approaches
- Conduct performance monitoring
